The premises had become extremely tired both externally and
internally necessitating a rethink of the facilities value and
effectiveness.
A proposed Supermarket development adjoining our rear
boundary had been delayed for several years due to a legal dispute, our
landlord had purchased the site with the intention of demolishing the existing
buildings and rebuilding a retail complex once the Supermarket was operating.
During this time we were operating on short and temporary leases.
The legal dispute resolved the Supermarket development has
been completed, along with a new Bunnings Mega store directly across the street
on the old 3M site. All of a sudden we were on a very desirable property, by
this time the landlord had discovered he could not build his proposed retail
development as he did not have enough land area to provide council required
retail parking areas.
However there was no problem with a trade shop outlet.
Subsequently the landlord entered into an agreement to
refurbish the existing building and parking areas if Smits Group would agree to
a new lease. An agreement reached, a serious refurbishment of the entire
facility has been completed, this and a serious internal fit out has resulted
in a modern, high quality, legally compliant dangerous goods site.
The new facility takes on more importance as it is now an
outlet for all of Smits Groups trade and retail products, and a dispatch point
for fast growing demand in web based sales.
